Working closely with the Commercial Manager, CSA Lead, Construction Managers, Planning Teams, Procurement Teams and specialist subcontractors, the successful

CSA Quantity Surveyor

will ensure robust commercial management, cost control, contract administration and financial reporting throughout the complete

Data Centre

project lifecycle.

The Role - CSA Quantity Surveyor As

CSA Quantity Surveyor , you will take full responsibility for the commercial and contractual management of designated

Civil, Structural & Architectural (CSA)

packages from procurement through construction, project handover and final account.

The successful

CSA Quantity Surveyor

will manage subcontractor procurement, valuations, variations, change management, cost forecasting, commercial reporting and final accounts while supporting the wider project delivery team to ensure the successful completion of a landmark

Hyperscale Data Centre .

CSA Quantity Surveyor

will play a critical role in protecting commercial performance while supporting successful project delivery.

Key Responsibilities CSA Commercial Management & Data Centre Delivery

Manage the full commercial lifecycle of major

Civil, Structural & Architectural (CSA)

packages across a large

Hyperscale Data Centre , ensuring cost, programme, contractual and profitability objectives are achieved.

Prepare and maintain project budgets, cost plans, Cost Value Reconciliations (CVRs), cash flow forecasts, variation registers, procurement schedules, risk registers and projected final accounts.

Monitor commercial performance against project budgets while providing accurate financial reporting and forecasting to senior commercial leadership.

Civil, Structural & Architectural Package Management

Manage the commercial delivery of CSA packages including: Site establishment and enabling works, Earthworks and excavation, Groundworks, Drainage and external infrastructure, Piling and foundations, Reinforced concrete structures, Precast concrete, Structural steel, Secondary steelwork, Roofing and waterproofing, Façades and cladding, Architectural fit-out, Raised access floors, Doors, partitions and ceilings, External works and landscaping

Work closely with Engineering, Construction and Planning Teams to understand design development, procurement status, construction progress and commercial exposure across all

CSA

work packages.

Procurement & Subcontractor Management

Prepare subcontract enquiries, tender documentation, commercial comparisons and procurement recommendations for specialist CSA subcontractors and suppliers.

Negotiate subcontract agreements, commercial terms, rates and package scope while supporting the timely appointment and mobilisation of subcontractors.

Assess subcontractor applications for payment, valuations, variations, claims, compensation events and final accounts while ensuring payments accurately reflect completed works.

Contract Administration & Change Management

Administer contractual obligations under

NEC, FIDIC, JCT or bespoke international construction contracts , ensuring compliance with all contractual requirements.

Manage variations, compensation events, notices, change orders, claims, loss and expense submissions and contractual correspondence.

Work closely with Project Planners to assess programme impacts, extension of time events, acceleration measures and associated commercial implications.

Ensure all commercial changes are captured, priced, negotiated and agreed in accordance with project procedures.

Cost Control & Commercial Reporting

Produce monthly commercial reports covering project costs, committed expenditure, procurement status, subcontractor liabilities, cash flow, commercial risks, variations and final account forecasts.

Carry out Cost Value Reconciliations (CVRs), earned value analysis and margin reporting while identifying commercial risks and opportunities.

Support value engineering initiatives, procurement savings and cost optimisation strategies across the

Data Centre

project.

Stakeholder Management & Project Close-Out

Attend commercial meetings, subcontractor reviews, client meetings and project progress meetings while providing commercial advice to Construction Managers, CSA Leads and Project Directors.

Build strong relationships with clients, consultants, subcontractors, suppliers and internal project teams while protecting the contractor's commercial interests.

Lead the commercial close-out of CSA packages including agreement of final accounts, retention release, claims resolution and final project documentation.

Candidate Requirements

Degree qualified in

Quantity Surveying, Commercial Management, Construction Economics, Civil Engineering, Construction Management

or a related discipline.

5+ years' experience

as a

CSA Quantity Surveyor ,

Civil Quantity Surveyor ,

Construction Quantity Surveyor ,

Commercial Quantity Surveyor ,

Senior Quantity Surveyor

or

Building Quantity Surveyor

within a Tier 1 Contractor or major construction environment.

Proven experience commercially managing large-scale

Data Centre ,

Hyperscale Data Centre ,

Mission-Critical ,

Pharmaceutical ,

Industrial ,

Semiconductor

or

Advanced Manufacturing

projects.

Strong knowledge of: CSA Quantity Surveying, Civil Quantity Surveying, Commercial Management, Cost Planning, Cost Control, Procurement, Subcontractor Management, Valuations, Payment Applications, Cost Value Reconciliation (CVR), Contract Administration, Variations, Claims Management, Change Management, Cash Flow Forecasting, Risk Management, Final Accounts, Value Engineering, Data Centre Construction

Strong understanding of CSA construction methodologies including

groundworks, reinforced concrete, structural steel, façades, architectural fit-out and building envelope .

Experience working under

NEC, FIDIC, JCT or bespoke international construction contracts

is highly desirable.

Excellent analytical, negotiation, communication and stakeholder management skills with the ability to manage multiple high-value packages simultaneously.

Advanced proficiency in

Microsoft Excel , with experience using

CostX, Bluebeam, COINS, SAP, Autodesk Construction Cloud (ACC), Procore

or equivalent commercial management software.

English fluency is essential. Italian language skills would be advantageous but are not essential for international project teams.

Applicants must have the right to work in Italy or be eligible to obtain the appropriate Italian residence and work permit.
