Campus Manager, Site Operations
Site Operations Department
The Site Operations Department is responsible for the overall health of all mechanical and electrical systems, building maintenance, and performance of all data modules in our data centers. The team is staffed 24 x 7 onsite with Critical Facilities Engineers (CFEs) working on shift and reporting to a Chief Engineer. This team is the face of Vantage to our customers and the guarantee of business continuity and excellence of Operations of our campus as well as the performance of our customer installations. Using a Computerized Maintenance Management System (CMMS) to plan and track maintenance activities, the Site Operations Department is responsible for all preventative and corrective maintenance. Position Overview
The Campus Manager, Site Operations owns the overall operations for one, or more, of our data center campuses and will directly manage a team of CFEs and their manager-level positions. The Campus Manager will interface with Operations Director, Reliability Engineering, Design Engineering & Construction, Heath & Safety, Security and other resources to manage the overall campus. The Campus Manager will manage the workflow/work order management, training plans, event management, customer communications, hiring and performance management of the overall team.
Essential Job Functions
Manage the operations and engineering functions at the property with the objectives of safely and effectively operating machinery and building systems
Manage the site team to ensure a high-level customer experience and the excellence of operations
Ensure availability and capacity targets are achieved and maintained for data centers and technical infrastructure for your assigned facility or facilities
Encourage and foster a team-oriented environment through positive feedback
Hold employees accountable on preventive/corrective maintenance of facilities equipment
Ensure customers are satisfied and any issues with their services are resolved quickly and efficiently
Must understand the engineering and operational aspects of the building systems and recognize system performance deficiencies immediately and respond to operational and emergency situations
Ensure adequate training of all facility engineers and other personnel on electrical/mechanical equipment, system maintenance, repairs and operation
Be responsible for the implementation and application of Vantage policies on site relating to safety, security, quality, and information systems
Contribute to the documentation of crisis management of the site and application of its process
Work in collaboration with Vantage Operations at country level on all aspects of maintenance activities of the technical installations
Demonstrate and implement best practices for a smooth customer project implementation, with the aim of completing the project in accordance with the contract, at the agreed price and delivering all other contractual obligations fully
Job Requirements
Bachelor of Science degree in an Electrical or Mechanical or Technical background or equivalent experience required
10+ years of experience in facility/plant engineering and maintenance supervision, strongly preferred
7+ years of direct managerial experience and interpersonal skills, strongly preferred
Experience in Data Center or Critical Infrastructure industries, strongly preferred
Experience and knowledge of physical security in a critical environment, preferred
Strong communication skills (verbal and written) with the ability to communicate internally with team members as well as externally with vendors and other service providers
Italian and English language required
Proven track record of managing through periods of significant people, process and technology change.
Excellent planning and organisation skills with the ability to manage conflicting priorities and meet tight deadlines
Work effectively in collaboration cross-functionally to achieve shared goals and deliver business objectives
Travel is expected to be less than 5%, occasionally for training purposes
Duties
Manage resources allocated to the site so that results relating to customer satisfaction, infrastructure reliability, site-level budget, key performance indicators are achieved according to guidelines given by Vantage
Schedule, coordinate and oversee all maintenance vendors during maintenance and break/fix events
Ensure personnel safety while protecting the facility's critical equipment
Work with peers and subordinates to develop required MOPs/SOPs
Ensure all maintenance activities are performed in accordance with approved MOPs and the Vantage's Mission Critical Facility work rules
Ensure that the site is supported by the Vantage Operations and Best Practice standards and 100% compliant to all regulatory elements in force
Contribute to the management of the deployment of tools and systems, in close collaboration with Vantage Operations and Vantage ICT
Evaluate site continuity levels of service (or have them evaluated) on a regular basis
Define and manage action plans developed to solve problems and weaknesses and improve current levels
Organize maintenance activities so that they are implemented according to the annual prepared prevention program
Minimize risks in terms of continuity of service and maximize efforts for a stronger reliability of the site and a more solid continuity of service
Contribute to the calls and visits for tenders by the customers of the site and for prospects, when needed
Support day-to-day activities in relation with Vantage Operations, collaborating with Company stakeholders
Manage relationships between: Vantage Operations and any customer activities on site; and 3rd party suppliers, vendors, internal and external providers
Ensure that third party supplier's on site are motivated and dedicated to individual activity, according to clear objectives
Participate in detailed follow-up of the capacity used for service availability and or for a future growth in relation to all technical installations of the site
Participate in the definition of the site capacity increase roadmap (short and medium term) to anticipate any deficiency in terms of capacity
Control and monitor the energy quality at the supplier's point of delivery on site, as well as the energy used on the site
Be responsible and ensure the best Power Usage Efficiency (PUE) site, manage PUE projects, and report at the country level on progress on this KPI with regard to the targets
Ensure the contract application and SLA tracking with the panel of suppliers / subcontractors on the site
Help to positively evolve and support the growth of the national list of suppliers
Working with your peers, the Operations Director and the Vice President, Site Operations to determine appropriate team performance goals and manage those to completion
Evaluate and manage performance reviews for all employees in your organization, seek out input from others and provide feedback and coaching to manage individuals and teams
Protect and improve the value of our assets and ensure that building machinery and systems meet or exceed their expected lifespan
Prepare operational and capital portions of the Site Operations budget
Promote on the site any targeted ISO certification as a standard at the Group or country level and provide full support to the Vantage Quality & Safety Manager
Produce a variety of reliable reports, data and metrics, including time recording in line with Company requests
Be responsible for all documentation related to the operational activities of the site
